About the project

This custom home in Brick NJ was designed as a three-story coastal retreat with year-round flexibility and flow. The homeowners wanted to take full advantage of their waterfront lot, so the layout was built from the ground up to connect indoor and outdoor living. The first floor features a one-car garage and a back man cave that opens out onto a fully custom paver patio. This space includes a built-in hot tub, lounge seating, grill area, and clean sightlines out to the bay.

On the second level, the kitchen, dining area, guest bedroom, and living room all open to a full-width balcony, creating the ideal space for entertaining. The third floor includes two standard bedrooms that share a bath and balcony, and a master suite with its own private deck, walk-in closet, and spa-style bath with a separated toilet room. Every detail in this build was planned with comfort, lifestyle, and water views in mind.

The final design brings together everything the homeowners wanted: space to live, entertain and enjoy the bay.

Challenges & solutions

One of the biggest challenges with this build was maximizing a narrow lot without losing functionality or flow. The clients wanted plenty of outdoor space, so we designed each level with decks and balconies that extended the livable footprint while still maintaining privacy and views.

The ground level required extra planning to allow the man cave to open up into the backyard while also keeping the space flood-safe and functional. We installed custom pavers with proper drainage to support a hot tub, grill area and lounge seating — all built to handle coastal conditions with minimal maintenance.

To make the most of the vertical layout, we used sliding doors, natural light, and strategic transitions between rooms and decks to keep each floor feeling open and connected. We also helped the clients select weather-resistant materials and finishes that could stand up to salt air without sacrificing style.
